Content is indicative and does not constitute legal, tax, investment, loan, or other professional advice.

2. Eligibility & accounts

The public site does not require an account. Admin access is restricted to authorised personnel via role checks. You must be capable of entering a binding agreement in your jurisdiction to submit an enquiry on your own behalf.

3. Project information

Prices, availability, floor plans, amenities, possession information, and specifications are indicative and subject to the relevant builder documents, approvals and confirmation. Refer to the project MahaRERA registration and official sources before relying on any claim — see our Property Disclaimer for the full position.

• Prices shown are "from" or range where priced configurations exist and are labelled as indicative until confirmed with the developer.
• Images and plans are illustrative unless stated as approved marketing material sourced from the developer.

4. Permitted & prohibited use

You may use this site to research projects and request AB Housing advice. You may not:

• Scrape, systematically reproduce, or republish site data, or use it to operate a competing classified or resale listing service.
• Use the site for unlawful, misleading or fraudulent purposes, or attempt to bypass rate limits, honeypots or access controls.
• Submit false, third-party or spam data, or upload malicious content.

5. Intellectual property

Unless otherwise stated, the site name, logo, editorial copy, layout and compilation are owned by or licensed to AB Housing Realty Pvt. Ltd.. Project images and marketing material remain the property of their respective developers and are reproduced with permission or from developer-provided sources. You are granted a limited, revocable, non-exclusive licence to view the site for personal, non-commercial research; no other licence is granted.

6. Third-party links & embedded content

The site may link to or embed third-party content (for example, Google Maps embeds on project locality pages, developer sites, MahaRERA portal, WhatsApp wa.me links and maps). We are not responsible for third-party content, availability or privacy practices — their own terms apply.

7. Enquiries & communications

Submitting an enquiry, site-visit or brochure request does not create a purchase agreement, booking, tenancy, brokerage agreement or guarantee of availability. We will contact you only in accordance with the consent you provide and our Privacy Policy. You may withdraw consent at any time as described there.

8. Disclaimers & limitation of liability

The site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, AB Housing Realty Pvt. Ltd. excludes all warranties and, subject to the next paragraph, limits its liability for loss arising from use of the site or reliance on its content.

Nothing in these terms excludes liability for death or personal injury caused by negligence, fraud, or any liability that cannot lawfully be excluded. Where liability is not excluded, it is limited to the amount you have paid to AB Housing for the related service, if any, or to direct, foreseeable loss.

9. Changes, severability & governing law

We may update these terms when our services or legal requirements change. Material changes will be published on this page together with an updated effective date; continued use after an update constitutes acceptance of the revised terms.

If any provision is found unenforceable, the remaining provisions continue in effect. These terms are governed by the laws of India. Courts at Pune, Maharashtra shall have exclusive jurisdiction.
